Steady construction is visibly transforming Flatwater Crossing in South Sioux City, Nebraska.

A range of housing options are now available for renters and buyers in the 200-acre master-planned, residential community along the Missouri River.

The large mixed-use building under construction at 2800 Flatwater Drive will offer 43 one- and two-bedroom apartments, along with a street-level commercial space.

This building is expected to be completed in late winter and will be move-in ready May 1, according to Pat Wojcik, Siouxland Property Manager with Ho-Chunk Capital.

A smaller, previously completed mixed-use building is located across the street and contains 14 apartments and a street-level SweetWater Cafe location.

“Stop in for a warm cup of coffee!” Pat said.

After selling all the single-family spec homes built originally, more single-family homes are in the process of being built and will be available for purchase late this summer or early fall. Buyers can also purchase their own property lot and build their own homes.

Additionally, more townhomes are slated to begin construction this spring with two existing townhomes currently available for purchase.

“These townhomes are great for someone looking for a low maintenance type of living,” Pat said. “And what a wonderful view they have overlooking the river! One of a kind in Siouxland.”

Housing construction isn’t the only notable progress being made at Flatwater Crossing.

“Watch for big changes this spring such as the Village Center being completed with lots of outdoor seating and a boat dock for all to enjoy,” Pat said. “This is going to be great for Siouxland.”

The Flatwater Crossing development is managed by Ho-Chunk Capital, a division of Ho-Chunk, Inc. that oversees the company’s real estate developments and investments.

The Flatwater Crossing development broke ground in the summer of 2016 and is planned as a 20-year investment to be completed in three phases. About $25 million went into developing the first 70 acres.

Adding infrastructure – such as sidewalks, underground utilities, and streets – to the next 40 acres of Flatwater Crossing will cost about $5 million.
